Large

Traditionally in this part of Spain (Andalucia) extending houses upwards
is always looked upon favourably by the planning department and several
houses in this street have been (and some are currently being) extended
upwards to provide another floor of accommodation plus a full sun terrace
instead of a pitched tiled roof above. Planning permission is always
granted provided the construction is to the required standards, which
can be assured by local builders. The cost is generally surprisingly
low. If this house was so extended, the existing large sun terrace could
become additional accommodation, making for an extremely large house,
again with potential to have many uses.

Front
of House. Most people have converted the garage to be an extra sitting
room. It will take a normal car (the Primera does fit in) but we use
it as an extra workroom. Entrance door is set into the up-and-over door
so easy to use if garage not wanted. Road has recently been totally
re-laid, including all new drainage and water piping

At
the back of the house lies the former Olive Factory, that was relocated
and modernised at the other end of the village. Whilst hardly attractive
in its present condition, sitting on the Sun Terrace means it is out
of sight. There are plans to urbanise the area with a park area and
some starter houses. There are many play areas for children in the village,
with about five within a couple of minutes walk, plus gardens for parents
to relax
The
village is certainly one of the more progressive with a totally reformed
main square (Plaza) with an excellent new water fountain and most roads
are being totally reformed, with new drainage and water supplies, The
street in which the house is located has recently been updated. Please
note that established village properties, such as ours, are NOT subject
to any problems mentioned in the British TV News, which primarily refer
to detached properties mainly near the coastal region that have been
illegally built on agricultural land. This property has full and complete
legal Escritura documentation and our neighbours, or rather now friends,
are all Spanish nationals - and lovely people too.
So,
why are we selling? Very simple - need to downsize as it is a big house
and more suitable to family occupation or if regular guests. B+B
is a distinct possibility for new owners, if interested and/or holiday
lets of the upstairs
The
village has a population of around 5,500, of whom about 500 are expats
- some permanently resident, others regular visitors with holiday homes
that most are looking forward to becoming retirement homes in due course

The
house has a full Escritura, all legally registered with all papers in
order.
As
a guide, legal fees, taxes, etc. add approx 10% to the selling price,
although there are traditional Spanish ways to reduce these costs. Local
rates, water rates, car tax, etc. are all a fraction of the rates in
the UK and no TV licence either. As an example of local charges, membership
of the Gym, with access every day if so desired, is a whopping €10
a month
All
windows are modern sliding units. The two main bedrooms have built-in
fly screens - can be released to roll up for cleaning but all window
units lift out for easy cleaning.
The
Bathroom was newly installed in mid-2005 and the Kitchen was installed
in 2004. The oven is electric but the hob is gas with four rings. Both
upstairs and downstairs gas water heaters were new and installed in
2005 - as is typical in Spain, all are powered via gas bottles, easily
obtained from garage in village or delivery service also available if
required.
The
panelled wooden front door leads to a tiled entrance area approx. 5'
3" x 4' 7" with pendant light. An inner glazed door, with
glazed side panels, leads into an inner lobby approx. 7'6" x 4'7"
also with pendant light, which has a glazed door leading to the Lounge,
and leads straight to the large Dining Room, with its magnificent marble
staircase. There is a glazed door to the Kitchen from the Dining Room
and a large sliding window to the Andalucian Patio.
A
glazed door from the Kitchen leads to a room that can be either a bedroom
or another sitting room, approx. 12' 6" x 8' 7". That also
has glazed sliding doors into the Andalusian Patio, with access to the
downstairs Utility Room and Bathroom. The sliding door can be removed
thus providing a large area for entertaining if so required as then
openly links the Patio and Sitting rooms.
Bedroom wardrobes each have three double compartments (double-doors
to each, the centre ones having long mirrors fitted) plus bottom drawers.
In each room also are bedside cabinets with drawers and there is a drawer
unit with wall mirror - both rooms have matching units. Bed headboards
also match and the mattresses are high quality. As mentioned, whilst
these are not included in the sale price, we would be prepared to negotiate
a fair "used" price for these high quality items or would
consider including all furniture in the asking price.
